In West Oakland, Grand Lake, Temescal, and Rockridge, many homes still have their original wood double-hung windows, often with sash weights in the walls. Replacement double-hungs in wood-look or fiberglass frames keep the proportions and sight lines these houses were built with, so the street view still looks right while you gain dual-pane glass.
Oakland has designated landmarks and historic districts where changes to street-facing windows can require design review before a permit is issued. We check your property’s status early, before anything is ordered, so there are no surprises halfway through the job.
Much of the Oakland Hills, including the areas rebuilt after the 1991 firestorm, lies in a Very High Fire Hazard Severity Zone. California’s wildfire building standards call for dual-pane windows with at least one tempered pane there. We confirm your zone during the estimate and spec the glass to match.
Homes near I-580, Highway 24, I-880, or the BART tracks deal with constant traffic noise. Laminated glass, or dual-pane units with panes of different thickness, block noticeably more sound than standard dual-pane glass. We’ll recommend it for the rooms where it matters, usually bedrooms facing the road.
Few old openings are square. We measure carefully, shim and seal so new sashes run smoothly.
Many replacements need a permit from the City of Oakland and all must meet Title 24. We handle it.
