What shapes the right window choice on Orinda’s hillsides.
Orinda has some of the East Bay’s best mid-century and modern homes, built around big glass and views. Replacing those windows means matching thin sightlines and large sizes while upgrading to dual-pane glass, so the house keeps its look and finally holds its temperature.
Much of Orinda is mapped as a high or very high fire hazard zone. Homes there may need dual-pane windows with tempered glass under California’s wildfire building standards. We check your address against the state fire map and spec the glass to match before anything is ordered.
Orinda sits right where the bay’s cool air meets the inland heat. Shaded canyon homes stay cool and damp, while sunny ridge-top rooms bake in the afternoon. We choose the glass room by room, with stronger heat control on the sunny side and good insulation where the house stays cool.
Homes near Highway 24 and the BART line do best with laminated or sound-rated glass in bedrooms facing the freeway.
